A striking, Architect-designed house, privately located within gardens of over half an acre, on the edge of a sought-after village within the Howardian Hills.

Ketton is a striking, modernist house, privately situated within extensive gardens of more than half an acre. The property is believed to have been designed by the well-respected ecclesiastical architect, Ronald Sims, and dates from the early 1960s. Positioned on the edge of the sought-after village of Bulmer within extensive gardens, the property is set within the rolling countryside of the Howardian Hills.

The house is a wonderfully singular home and features some powerful interior spaces, with timber-panelled, vaulted ceilings and exposed stone walls, sitting alongside concrete lintels, stone and parquet floors. It is flooded with light, thanks to extensive glazing which offers tantalising views of the garden, the building itself and the open countryside beyond. Constructed of stone, partly under a stone roof, much of its original internal fittings are still present, including the kitchen and other fitted cabinetry throughout the house. Ronald Sims’ style combined modernism with a respect for tradition and particularly the Arts and Crafts movement, and whilst most of his work involved civic architecture, this is one of a handful of private homes he was commissioned to design.

The overall living accommodation totals almost 2,200sq.ft, the bulk of which is located on the ground floor. In brief it comprises entrance vestibule opening onto a dramatic, double height reception hall, inner hallway, sitting room with log burner, a study/snug with domed ceiling, a semi-open-plan living space consisting of kitchen, day room and dining room, beyond which is a guest cloakroom and utility. There is a total of four bedrooms; two are on ground floor level and two are on the first floor, each level having its own bathroom. A door on the galleried landing allows access onto the roof and adjoining the house are two garages.

Extensive gardens wrap around the house and amount to a little over half an acre. The majority is laid to lawn, interspersed with a variety of shrubs, stone terrace and several mature trees. In addition to the garages, a timber garden shed/workshop provides additional storage and sits alongside a greenhouse.

The house has been a much-loved home and has not been sold for well over thirty years. It does now need some modernisation and improvement but undoubtedly offers spectacular potential to restore and further enhance this unique property.

Bulmer is a picturesque Conservation village set within the Howardian Hills Area of Outstanding Natural Beauty and is easily recognised by its broad village street, mellow, stone-built houses and Eleventh Century Church. The village, which benefits from Fibre broadband, is within easy reach of excellent local amenities in both the nearby market town of Malton and the City of York. The mansion house of Castle Howard is close at hand, along with its farm shop and the nearby village of Welburn benefits from a reputable pub and very popular café/delicatessen. Excellent schools are within easy reach, including Terrington Hall prep school and St. Peter’s in York. Ketton is largely hidden from view, enjoying an excellent level of privacy.
