Dating back to the 17th Century and reputedly one of the oldest dwellings in Low Mill, The Old Post Office is a unique and special home. Under the current ownership the property has undergone a significant programme of improvement and extension to provide over 3,500 ft2 of accommodation. A particular focus has been paid on creating an energy efficient character property without compromising on style and finish. During the course of works, The Old Post Office was stripped back with high levels of insulation added wherever possible. Bespoke double-glazed windows and doors were produced and fitted by local craftsmen, S. Taylor & Son of Pickering. The central heating system has been completely renewed including a newly fitted (2019) central heating boiler. Additionally, the heating has been arranged to allow the property to work as either one substantial family home or through the application of four separate heat zones, which allow the property to be run on a smaller scale if required. Hot water is supplemented by solar panels to the roof which also provide a welcome RHI.
Introducing the modern world to the property has not taken away any of its inherent charm and character, with unique features such as the Hob’s Nose tucked away in the Sitting Room and original exposed timbers enhancing its wonderful appeal.
Beautifully presented throughout, the accommodation comprises the following: entrance vestibule, dual aspect sitting room with custom built fitted joinery by Coxwold Cabinet Makers and with multi fuel stove, dual aspect study and dining room with solid oak floorboards and concealed access to the wine cellar which could be used equally as a further entertaining room. Adjoining the dining room is the recently rebuilt snug with vaulted ceiling, constructed in 2013, French windows open out onto the garden and enjoy superb views across Farndale. Large breakfast kitchen with unique Brazilian granite topped units and high-end integrated appliances and utility room. Inner hall with cloakroom. A side hall provides internal access to the garage and to the garden room, which is a bright sunny space with superb views over the garden and across the Moors.
On the first floor: large master bedroom suite with dressing room and bathroom, three further double bedrooms and spacious house bathroom. On the second floor there is a hobby room and an excellent level of conveniently accessed storage space.
The grounds have been carefully landscaped with bespoke wrought iron railings and electric gates giving access onto the generous, stone flagged parking area and to the double garage. There are lovely lawned gardens bounded by the West Gill Beck which curves around the southern edge of the plot. In addition there are several, well placed seating areas, ideally positioned to take in the unmissable views across the Dale and towards the Moors.
Farndale is credited as being one of the most beautiful of the North York Moors dales, with stunning scenery in every direction and famous for their wild daffodil displays each spring. The Old Post Office is located within Low Mill, a small but vibrant hamlet in Farndale, some six miles to the north of Kirkbymoorside, and within reach of Whitby the North East Coast, York and Thirsk.
